A smart thermostat is a good example.
Heating and cooling account for nearly half of the average American household’s annual energy bill. ENERGY STAR reports that a certified smart thermostat can reduce heating and cooling costs by more than 8% on average, with savings potentially reaching about $100 per year in homes that are unoccupied for significant portions of the day.
That may not sound dramatic. But efficiency usually isn’t about one dramatic upgrade. It is about making dozens of better decisions that compound over the life of a property.
Practical Smart vs. Theoretical Smart
There is a difference between a home filled with technology and a home that uses technology well.
A thermostat that can change colors, play music, or connect to a voice assistant may be interesting.
A thermostat that automatically reduces HVAC use when no one is home, tracks system runtime, adjusts based on occupancy, and gives the resident visibility into energy use is practical.

DIY or Call a Professional?
Smart thermostats are often marketed as easy DIY upgrades, and in many homes they are.
If the existing system uses standard low-voltage wiring, the thermostat is compatible with the HVAC equipment, and the necessary wiring is already available, installation may be relatively straightforward.
But homes are not all wired the same.
Many smart thermostats need continuous power through a C-wire, and more complex HVAC systems, including multi-stage, variable-speed, or zoned systems, may require professional installation. ENERGY STAR specifically recommends checking system compatibility before purchasing and notes that these more sophisticated systems will likely benefit from professional installation.
For an existing homeowner replacing one thermostat, DIY may make perfect sense.
For a developer already renovating the property and working with HVAC and electrical professionals, we see it differently.
Build the infrastructure correctly while the walls are open.
That means thinking about wiring, equipment compatibility, Wi-Fi connectivity, sensor placement, and future serviceability before the home is finished.
Smart Starts With the Building
There is another reality that sometimes gets lost in smart-home conversations:
Technology cannot compensate for poor building performance.
A smart thermostat connected to an inefficient HVAC system, leaking ductwork, inadequate insulation, or a poorly sealed building envelope is still managing an inefficient house.
In fact, ENERGY STAR estimates that properly sealing and insulating ductwork alone can improve heating and cooling system efficiency by as much as 20% or more in some homes.
